  1. Economic control

  • A control will be kept of ordinary and extraordinary contributions.

  • Preventive and corrective maintenance works will be carried out on the building in its common areas, charged to common funds. Works such as: painting, gardening, pool, fence, palapas, electrical and hydraulic installation.

  • It will be supervised that the collection of garbage and waste is carried out, charged to the common funds.

  1. Internal control

  • The order that must exist in the Condominium will be monitored, in accordance with its Regulations and the legislation on the matter.

  • Condominium owners or tenants who constantly violate the Condominium Law or Regulations will be detected.

  • A board of violators will be taken.

  • Sanctions and fines will be applied for faults to the regulation.

  • Prepare the documentation so that if necessary, the extrajudicial and judicial procedures that the Law provides are followed.

  1. Legal Control

  • The necessary advice and support will be given so that the condominium functions within the legal framework that guarantees the legal security of the owners and trustees.

  • Modifications to the Statute and Regulations will be proposed, in accordance with the requirements of the Law.

  • The legal documentation of new owners or trustees will be reviewed.

  • The following forms will be prepared for: supervision of common areas, application for entry, basic information on the new owner, extrajudicial collection, proof of non-debt, notice and board.

  • Calls for Ordinary and Extraordinary Assemblies will be prepared.

  • Assembly minutes and meeting minutes will be prepared.

  • The protocolization before a Public Notary will be managed.

  • The registration in the Public Property Registry will be managed.

  • Contracts for the provision of services with various suppliers of goods and services will be reviewed.

  • The documents and requirements made by the administrative authorities will be reviewed and action proposals will be presented.
